A plain-language summary of our key policies. Rates and fees are calculated above — this covers everything else. You'll review and sign the full rental agreement when you book.

Your booking time

• Your booked time covers everything — arrival, setup, hair & makeup, shooting, teardown and load-out. Be fully packed up and out by your end time.
• Early entry needs our written approval. Arriving late doesn't extend your booking or reduce your fee.
• Running over is billed in 30-minute blocks at the applicable rate, and may include a $250 disruption fee if it affects another booking or our staff.

Occupancy

• Standard room rental: max 5 people per room, including you, clients, crew, talent and guests.
• Full floor rental: max 20 people total.
• More people needs our written approval in advance. Posted fire-code limits always apply if lower.

Payment & deposits

• Your booking is confirmed once we've confirmed in writing, you've signed the agreement, and paid your deposit.
• 50% deposit due at booking; balance due before you get access.
• We may hold a refundable $500 damage deposit, returned within 10 business days.
• Billing question? Email us within 14 days of your booking.

Cancellations & rescheduling

• 7+ days notice: full refund, less a $50 admin fee.
• 48 hours–7 days notice: 50% refund.
• Under 48 hours or a no-show: no refund.
• One free reschedule with 7+ days notice, subject to availability.

Studio rules

• Get our written approval in advance for: alcohol, open flame, haze/fog, glitter/confetti/messy materials, animals, prop weapons, stunts, vehicles, rigging or working at height, moving our furniture, taping/attaching anything to walls, events or parties, and minors on set.
• No smoking, vaping or cannabis anywhere on the premises.
• Anyone under 18 must be supervised at all times.
• You're responsible for your own model releases, music licences and permits.
• Only the room(s) you booked are yours to use — hallway/washroom access doesn't extend to other rooms, sets or equipment.

Cleaning & damage

• Normal cleaning is included.
• Extraordinary cleaning (glitter, paint, fake blood, staining, etc.) is billed at $100/hr, 1-hour minimum, plus any specialist cost.
• You're responsible for repairing or replacing anything damaged during your booking.

Insurance

• You need commercial general liability insurance of at least $2,000,000, naming Off Set Studios Inc. as additional insured — certificate due 5 business days before your booking. We can't let you in without it.
• We're not responsible for loss, theft or damage to your own gear — please insure your own property.

Liability & waivers

• Studio work carries inherent risks (cables, lighting, equipment, stairs, etc.) that you accept by booking.
• Everyone entering the studio — crew, clients, talent, guests — signs their own participant waiver before entry.
• Our liability for any booking is limited to the fees paid for that booking, except where the law doesn't allow that limit.

Your content

• You keep full ownership of everything you shoot. We won't use your content for marketing without asking you separately.

If things go wrong

• We can end a booking immediately for non-payment, unsafe conduct, illegal activity, exceeding occupancy, harassment, significant damage, or refusing staff instructions — fees may not be refunded in that case.
